The promoter group INBISA acquired a Logistics plot of more than 72,000 m2 in Alcalá de Guadaira (Seville). The land, in which the company will make a total investment of more than 40 million euros, has a building area of more than 50,000 m2 with a frontage of 115 meters on the highway and is located in the industrial area of Cabeza Hermosa, a consolidated environment in industrial, logistics and commercial activity, located a few kilometers from Seville.
The purchase of this land, whose former owner was the prefabricated company Pavipresa, was carried out with the intermediary of Colliers and is part of INBISA’s renewed strategic commitment to the industrial logistics market throughout the national territory and, on this occasion, by the Andalusian Market.
“The Andalusian industrial logistics market continues to focus on Seville and Malaga, mainly, where the available logistics stock is practically nil. In the Malaga region, the surge in demand and the consolidation of rents are already offering an excellent return on the market and, therefore, interest for investors. Malaga will incorporate state-of-the-art logistics assets in the coming months, significantly improving the quality of existing ones and therefore keeping rents at current levels. In Seville, where we carried out this operation, the consolidated evolution of the market allowed a positive increase in rents, with increases that already reached 10% last year. Seville will also incorporate new projects, but still in a nascent way, which makes it particularly interesting to position itself in this square, with first-rate land, in what will be a market with a long journey”, comments José Ignacio Monge, director of Industrial-Logistics Business Development of INBISA.
The location of the plot, close to shopping centers such as Los Alcores, Media Markt, Conforama and the A-92 – SE-40 link which allows quick access to the center of Seville, as well as the lack of supply of logistics warehouses in the Andalusian capital, were two of the key factors when carrying out this operation, as Monge comments: “The culmination of the opening of the SE -40 and, in particular, the section of its connection with the A-92 (Seville – Almería axis), as well as the global action plan that the Andalusian government is going to implement on it, particular value this location so close and accessible to the capital and its area of influence. In addition, the supply of logistics warehouses available in the short term in Seville is practically nil, with an unsatisfied demand that does not find locations and where their scarcity, age and poor quality are the predominant note. For all these reasons, we consider this commitment to the Sevillian logistics market to be a magnificent investment opportunity”.
