Inbisa buys 72,000 meters in Alcalá de Guadaíra

New macro-operation in the logistics sector in Seville. the real estate company Inbisa has just sealed the acquisition of a plot of more than 72,000 square meters in Alcalá de Guadaira, for a project in which it will invest more than 40 million euros and which has a construction area of more than 50,000 meters. These assets are located in the Cabeza Hermosa industrial area, which it describes as “a consolidated environment of industrial, logistics and commercial activities, located a few kilometers from Seville”, and which until now belonged to the prefabricated company Pavipresa. The operation was advised by the consultant Collars.

The location of the plot, close to shopping centers such as Los Alcores, Media Markt, Conforama and the A92-SE40 link allows “quick access to the center of Seville, as well as the lack of logistics warehouse offers in the Andalusian capital, were two of the key factors when carrying out this operation”, according to the company. as commented Jose Ignacio Mongedirector of industrial logistics business development at Inbisa, “the culmination of the opening of the SE-40 and, in particular, the section of its connection with the A-92 as well as the global action plan that the Andalusian government is going to implement there, attaches particular value to this location so close and accessible to the capital and its area of influence”.

Added to this is the fact that the supply of logistics warehouses available in the short term in Seville is “practically nil, with an unmet demand that does not find locations and where the rarity, antiquity and low quality of the same is the predominant note”. The Sevillian logistics market “is the most important in southern Spain and in recent years it has attracted the interest of investors and developers, developing state-of-the-art logistics platforms to meet growing demand”, says Iñigo Molina , director of Andalusia in Colliers. This demand is reflected in “the low availability of the market, less than 5%”, and places the Sevillian capital “among the most attractive for starting new developments”.

Potential in Seville

The logistics sector is one of the major real estate investment hubs in Seville and its metropolitan area (since there are international companies looking for department stores to handle the boom in e-commerce). After Amazon’s famous establishment in Dos Hermanas, Capital of L’Aquila now raises the so-called Seville Green Logistics Park in Alcalá de Guadaira (with 65 million euros), Panattoni took over 126,000 square meters next to the port of Seville (in which it will invest 60 million) and VPG They are carrying out another project with Polígono La Isla.

According to the latest report from CBRE there is a “great investor appetite” for this company in the capital of Seville and its area of influence. This study argued that “there are several funds seriously evaluating the prices for the acquisition of land to develop several others”. The construction “pipeline” in Seville has increased by more than 180,000 square metersaccording to data presented by CBRE.

José Ignacio Monge maintains that “the Andalusian industrial logistics market continues to be concentrated mainly in Seville and Malaga, where the available logistics stock is practically nil”. In the case of the Andalusian capital “the consolidated evolution of the market has allowed a positive revenue growthwith increases that already reached 10% last year”.
